Have a Flat Roof? Some Insurance Is Better Than Others

If your house has a flat roof, check your homeowners insurance policy and make sure it is an HO-3 policy.  What is an HO-3 policy?  It’s the standard homeowners insurance policy.  Not every insurance company will cover a flat-roofed house with an HO-3, or standard insurance policy so it is important for you to make sure you have adequate coverage.

Depending on the insurance company, you may have an HO-2.  An HO-2 will cover your home against listed perils, but the coverage is limited compared to an HO-3.  Mortgage companies require you to have and HO-3.  The unfortunate thing is that this limited coverage of an HO-2 is for the whole house, not just the roof.

I make this point because people have recently come into the office for a comparative quote and they had an HO-2 policy.  Sometimes they didn’t know it or didn’t know the difference.

Every homeowner needs to make sure that the roof on their house is in good shape.  It is up to insurance agents and insurance companies to make sure that your insurance coverage is in good shape as well.
